What Do You Think The Real Estate Market Is Going To Do?

This is a very common question that I get asked. 

The short answer to that question is… drum roll please…

I don’t know, and I don’t care enough to be concerned about it! 😄💯

I want to remind you guys that it really doesn’t matter what the real estate market is going to do, as long as you have investment strategies that can adapt to whatever the market does!

The situations that create Sufficiently Motivated Sellers occur in every real estate market.  Your job as an Investor is to learn how best to serve those sellers with the right strategies.

That’s how I buy property, and that’s what I teach… investing with strategies that are flexible so that I can adapt to whatever the market does.

During the real estate crash of 2008, there were a lot of people that went out of business, just like dinosaurs, because they couldn’t adapt to the market changing.

They only knew one strategy, which was buy a house cheap, fix it up, then try to sell it at retail price to an owner occupant. Well, when people couldn’t get funding and all the prices dropped, their businesses died.

If you depend on only one strategy, when the market changes, then you can’t adapt to that—so the strategies that I use are adaptable to any market.

As you may know, the strategies that I like to focus on—in addition to fixing and flipping, which we call retailing or rehabbing—are… (1) Wholesaling, (2) Lease Options, (3) Getting the Deed (aka Subject To, aka Taking Over Payments), (4) and Seller Financing.

All of these strategies give me the flexibility to do whatever I want to do in any market!

If the market is going up…if the market is going down…if the market remains flat…if interest rates are going up…if interest rates are going down…if interest rates are flat—none of that matters when I’m using these strategies.

Everybody needs someplace to live, irrespective of the market. There are always going to be people that need houses to rent and there are always going to be people that need houses to buy to live in, regardless of what the market is like. Shelter is a basic need of humanity. As long as you have the right strategies, you can adapt to any market.

That’s what I want you to focus on. A lot of people get nervous and they never take action because they’re too worried about what the market is going to do. This really is just an excuse for procrastination, and it’s another form of paralysis from analysis.

Instead, I want you to get into an action-taking mentality and learn the right strategies so that you can prosper in any market!
