Is the Current Market Good for Real Estate Investing, or Should You Wait Until a Better Time?

In this post, I wanna deal with a question that I get asked a lot which is,  “Is The Current Market Good For Real Estate Investing Or Should I Wait Until A Better Time?

This is a common question during normal times, but now it’s really at the forefront of everyone’s mind during the the COVID-19, coronavirus, worldwide pandemic!

Everyone’s concerned about a recession if not another economic depression.

So right now, real quick, I’m going to tell you the three (3) best three times to invest in real estate.  Okay, are you ready?  You sure?

Alright because the best three times invest in real estate are… yesterday, today, and tomorrow!  Did you get that?  Yesterday, today, and tomorrow!

It’s always the right time to invest in real estate… if you have the right strategies!  If you have the right knowledge, and the right strategies, then it doesn’t matter what the market is doing!

I’ve made money when the market was going up, when the market was going down, and when the market was going sideways.  It doesn’t matter!

I’ve made money when interest rates were going up, when interest rates were coming down, and when rates were flat.  It doesn’t matter!

It doesn’t matter what the housing market is doing…

As long as you know the right strategies!

That’s the reason why, unfortunately, when the market changes drastically, many investors die off like dinosaurs because they only know one strategy, or they only know two strategies… so just like dinosaurs, they don’t know how to adapt.

They’re totally dependent on the market staying the same, so when drastic change happens in the marketplace, then their business sadly dies.

So you’ve got to have strategies that are adaptable to every market, and you’ve got to know how to use those strategies at the right times!

So the key is, once you have the right strategies, and the right knowledge… then you don’t have to operate in the same market that everybody else does!

You see, I’m able to create my own market, and that’s the position that I want you to be in as well!

So fortunately, my strategies work for any market, and more importantly, I can adapt them to any market.

So now I know what you’re thinking… “Todd, what are your favorite strategies?” 

Well, the most popular strategy that everybody already knows about is flipping houses, right?

Which we call in my world, “Retailing”.  Retailing means that you’re going to buy a house, fix it up, and then you’re going to sell it for top dollar.  We call it “Retailing” because you’re selling it at a “top dollar” or “retail” price.

You buy it at a low price, then you fix it up, and then you sell it (aka “flip” it) for top dollar to an owner-occupant who’s gonna live in it.

But there are actually four strategies that I like even better than that!

1.  Number one is Wholesaling. You may have already heard about wholesaling, and some of you reading this may have already done some wholesaling. Wholesaling is buying a property at a low (i.e. “wholesale” as opposed to “retail”) price, and then selling it, WITHOUT fixing it up, for a low price to another investor.

2.  Another strategy that I really love is Lease Options. With Lease Options, I’m going to take control of this property like a tenant, but I’ve got many of the rights and powers of a buyer.  That’s pretty cool, right?

3.  A third strategy that I really like is called “Taking Over Payments” or “Getting the Deed” aka “Subject To“. In this strategy, I’m literally taking over the seller’s mortgage payments.  So instead of the Seller making the payments to the bank, now I’m making the payments to the Seller’s bank.

4.  And my fourth strategy that I really like is Seller Financing, where the Seller actually becomes my personal bank.

Each of these strategies is a million dollar business, in and of itself!

And with these strategies I can adapt them to any market, and make money in any market…  so it doesn’t matter what the market is doing.

Remember… it’s always the right time to buy real estate if you have the right knowledge, and the right strategies!
